General Terms and Conditions for the rental

1. Definitions
1.1 Landlord: Naturescape Villas.
1.2 Tenant: The person or persons renting the villa.
1.3 Villa: The accommodation located at Kaminda Dr. Amado Romer 59, Sint
Michiel in Curaçao as stated in the invoice.

2. Reservation and Payment
2.1 A reservation is confirmed once a deposit of 30% of the total rental amount
has been received.
2.2 The remaining amount must be paid no later than 30 days before arrival.
2.3 For reservations made within 30 days before arrival, the full amount must
be paid immediately. If this has not been paid upon arrival, it must be paid first
before access to the villa is granted.

3. Cancellation Policy
3.1 In case of cancellation by the tenant, the following costs apply:
- More than 60 days before arrival: full refund minus 10% administration fee.
- 30-60 days before arrival: 50% of the total rental amount.
- Less than 30 days before arrival: no refund.

3.2 In case of cancellation by the landlord, the full paid rental amount will be
refunded.

4. Security Deposit
4.1 Upon arrival, a security deposit of 500 EUR must be paid in cash or by
bank transfer.
4.2 The security deposit will be refunded within 14 days after departure,
provided no damage to the villa or inventory has been found.

5. Use of the Villa
5.1 The villa is exclusively intended for recreational use by the persons named
in the rental agreement. Tenant must be 21 years or older.
5.2 Parties and events are not permitted.
5.3 Tenant must leave the villa clean and in the same condition as upon
arrival.
5.4 It is not permitted to have more people stay in the villa than previously
indicated.5.5 The use of the villa's bedrooms is based on an occupancy of two persons
per bedroom.
5.6 It is not permitted to rinse diving or snorkeling equipment in the swimming
pool.
5.7 In case of contamination or pollution of the pool water due to food, drinks,
glass, or other causes, the tenant is responsible for all costs related to
cleaning and other maintenance.

6. Liability
6.1 The landlord is not liable for theft, loss, damage and/or injury to the tenant
and their fellow travelers or their belongings during the stay.
6.2 The tenant and their fellow travelers are fully responsible for loss and/or
damage to the villa, the interior or exterior, the inventory, caused by
themselves or their fellow travelers or through irresponsible use of the villa.
6.3 Any damage must be reported immediately to the landlord.
6.4 The landlord is not liable for disruptions in service or defects in services
provided by third parties and utilities.

7. Energy and Water Consumption
7.1 The costs for energy and water are not included in the rental price and will
be calculated at the end of the stay based on actual consumption.
7.2 Misuse or excessive consumption may lead to additional costs.

8. Force Majeure
8.1 The landlord is not responsible for circumstances beyond their control,
such as natural disasters, pandemics, or power outages, which may affect the
stay.
8.2 In case of force majeure, the landlord may cancel or reschedule the
reservation.

9. House Rules
9.1 Pets are not allowed.
9.2 Smoking in the villa is strictly prohibited.
9.3 The villa is located in a nature area, and therefore noise levels must
remain within reasonable limits at all times to prevent disturbance to neighbors
and nature.
9.4 It is not permitted to have drones or other independently flying objects,
whether equipped with cameras or not, in the air.
9.5 It is not permitted to use glassware around the swimming pool; plastic
drinking glasses are available for this purpose.

10. Applicable Law
10.1 These terms and conditions are governed by the law of Curaçao.
10.2 Any disputes will be handled by the competent court in Curaçao.

11. Acceptance
By paying the deposit, the tenant declares to agree with these general terms
and conditions.
